It’s been recently remodeled from top to bottom, front to back, to present a family home that’s an oasis of calm with so much to keep everyone comfortably snug and totally entertained. The whole property has been inspired by Scandinavia, from the crisp, clean lines, to the modern furnishings that combine to invite you to forget your troubles and just relax. So let’s take a look around. Rather than separate rooms, the first floor is open plan with a striking fireplace providing the centerpiece, helping divide the space into separate areas: LIVING AREA This is where you’ll find the 65-inch flat screen TV with Netflix and plenty of places to watch it from. Share the comfy sofa, or take the accent armchair all for yourself. Alternatively, arrange the cushions on the soft carpet and just relax. The modern, rustic wooden coffee table is sure to come in handy. DINING AREA Meal times are always exciting times. And this house has a dining area with a big table that gives 6 guests plenty of room to sit and snack or enjoy a more formal meal together, handy if you’re staying here to celebrate a special occasion. FAMILY ROOM Here’s a separate breakout area with the beautiful fireplace to enjoy and comfortable seating too. Ideal for relaxing with a book, or checking out the Holland Visitor Guide your hosts provide, giving you an overview of things to see and places to go during your stay. GAMES / WORK ROOM This area can serve as the kids’ games room if you’re bringing children. The shelves are loaded with board games to play at the table, so there’s sure to be something to keep the family entertained and away from screens for a while. You can also use this space for work if you’re staying in the Holland area on business. The height adjustable solid wood table serves as a traditional desk or a standing desk for healthier working. 4 BEDROOMS Your hosts want to ensure everyone enjoys a great night’s sleep every night of your stay. So expect luxurious hotel quality memory foam mattresses, 100% cotton linens and sheets on solid wood beds. You’re sure to wake up fully refreshed, ready for a new day, whichever bedroom is yours. The master features a king bed with a deep seat armchair, and an ensuite with a full bath and stand-up shower. The second bedroom has a queen bed. The third a full bunk bed with a twin size trundle, work station, and floor couch. Lastly, the fourth bedroom is in the basement that has an oversized Egress window and 2 full beds. 2.5 BATHROOMS Guests get a choice of relaxing in a bath tub or under a shower. There’s a half bath on the first floor and a family bathroom on the second floor along with the ensuite with bath and shower in the master bedroom. IN-HOUSE ENTERTAINMENT Your hosts ensure there’s plenty of family fun in and around the house. The smart TV has Netflix, so you can keep watching whatever you were watching while at home. KITCHEN Here’s where the culinary magic can happen. This gourmet chef’s kitchen is brand new and features all the top of the line appliances you’re likely to need, plus plenty of modern, luxurious features. A pull-out sprayer on the double sink, and a K-cup/Carafe Coffee 2-in-1 coffee maker. OUTSIDE There’s plenty going on outside too. You can all gather around the fire pit in the back yard, making use of the variety of outdoor seating. You’ll also find games to play, a gas grill to cook with, bikes with trailers to ride and beach essentials available for days by the lake. CHILDREN OF ALL AGES WELCOME This is a kid-friendly home with all kinds of amenities and features available for younger guests, including a highchair, kids’ dinnerware, Pack ’n Play/travel crib (upon request), childproof outlet caps, and kid’s toys. LAUNDRY ROOM You might want to leave the laundry until you get home, but in case someone wants to wear the same top twice during your stay, there are laundry facilities here you’re welcome to use. ULTIMATE CLEANLINESS We’re all conscious about the need to be careful and clean these days. And to help, your hosts will ensure there’s 70% alcohol hand sanitizer, wipes, and masks available for you and your fellow guests.

Other Details to Note

No tabacoo or marijuana smoking or smoking of any kind on premises. $500 fine for violation. No party in or near the premises, no loud noise after 9pm. We are in a lovely and quiet neighborhood so we have strict quiet hours from 9pm to 8am. We have a security camera ONLY at the front of the garage. ADDITIONTAL CLEANING FEE: For group larger than 7 (2 yo+), we will charge an additional $80 cleaning fee per stay.

House Rules

SMOKE-FREE HOME: No tabacoo or marijuana smoking or smoking of any kind on premises. $500 fine for violation. PET-FRIENDLY HOME: Pets are welcomed at our home. Your pet must be potty trained and at least 1 year old. We allow one dog per stay with a maximum weight of 65 lbs, and no aggressive breeds. There is additional $55 per night pet fee. Please review the detail pet policy below before booking. ADDITIONTAL CLEANING FEE: For group larger than 7 people (2 yo+), we will charge an additional $80 cleaning fee per stay. GENERAL: Maximum 13 adult guests. Reservation is valid for you and guest at time of booking. If number of adult/total guests exceeds maximum you will be asked to leave with no refund. Booking through Airbnb assigns your consent to all listed under "House Rules". Failure to comply with the following rules may result in non-return of security deposit and possible additional charges. You must also acknowledge. Security Deposit - if you damage the home, you may be charged cost to repair/replace damaged property. %%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%% PET POLICY: 1) Dogs are not allowed on furniture, especially sofas and beds. For cats please bring your own blanket if they love to stay on furniture. 2) Dogs are not allowed in the restricted area including the entire basement and second floor where all the space are carpeted. If a dog is found in the restricted area during your stay, you will be charged with an additional $250 dollar cleaning fee. 2) The dog must be in a kennel if left alone inside the house. Also, the dog must be accustomed to being kenneled and not bark constantly when left alone. 3) The dog must be potty trained and at least 1 year old. We allow one dog in the house with a maximum weight of 65 lbs., and no aggressive breeds. 4) Guests must pick up after their pets and discard waste properly. 5) As a courtesy to others, guests will walk their dog to the road before allowing them to relieve themselves. Please do not use our backyard for such purposes. It is covered with ivy and very difficult to pick up waste. 6) Please keep your dog on leash all the time when outside of our property. 7) Pet is not allowed to be washed in the showers. Guests may use the garden hose and spigot in the front of the house for such purpose on the down sloping driveway only. 8) The bath towels and hand towels in the bathroom are for humans only. You should bring your own pet towels and wipes. Please discard the wipes in a trash can and do not flush down the toilet. 9) Please do not use any human crockery for your pet. You should bring your own pet bowls. 10) If your pet sheds hair, please brush the pet outside daily. There is a vacuum cleaner and lint roller that you can find in the laundry room, please try your best to clean it up before leaving. 11) Please report any incidents so I can ensure they are cleaned up properly and do not encourage future guest’s dogs to pee there. 12) Guests are required to pay for any damage their pet causes. 13) Guests must agree to follow the Pet Policy. %%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%%% RENTAL AGREEMENT FOR B&P ONE LLC This agreement is entered into by and between the rental owner, B&P ONE LLC and the guest(s) who are defined as the person(s) renting the property located at the listing address and any of their guest(s) and invited. The premise is a vacation rental. The rights and obligations of the parties to this agreement include unique provisions permitting the disbursement of rent prior to tenancy and expediting eviction of tenants. Your signature to this agreement, or payment of money or taking possession of the property is evidence of your acceptance of the agreement and your intent to use this property for a vacation rental. ARRIVAL/DEPARTURES: Check in time is 4:00 PM Eastern Time or later. Early check in is NOT available during holidays, the summer, or the month of October. During non-peak seasons, your house may be ready earlier than 4:00 PM. We cannot guarantee an early check-in, but if it's available sooner than 4:00 we'll let you know. Check out time is by 11:00 AM Eastern Time. If your stays past the agreed upon checkout time without the host's consent, you might be charged an additional $50 per hour late fee. NO REFUNDS OR PARTIAL REFUNDS will be given for early departure or any other reasons, including inclement weather, construction, road conditions, or malfunctions in equipment (i.e. hot tubs, jacuzzi, fireplace, DVD players etc.). If you are traveling to the area during the winter season, we advise that you keep a check on the local weather. In order to help keep the house maintained for the next renter we ask that you adhere to the following rules: On the day of your check-out, please refer to the checklist provided in the rental information. We ask that you leave the house in good condition, thermostats set to the requested settings and ALL doors are locked. If these procedures are not followed an excessive cleaning fee will be charged. WHAT WE PROVIDE: Your rental includes the setup of the house with towels and bed linens. There's a starter supply of coffee, toilet paper and paper towels. We provide hand soap, liquid dish detergent, dish washing detergent and basic cleaning supplies. You might also find a complimentary welcome plate. NOTIFICATION OF OWNER: If you find that something is not operating correctly, appears damaged or needs housekeeping attention, you agree to contact us immediately. If warranted, we will make every attempt to repair or correct the situation as promptly as possible. If repairs are required, you agree to provide access to the property. SECURITY: There is an onsite automated security system with outside cameras to ensure a safe environment. PETS: If a pet is found on premises without notifying the host in advance, you will be charged with a $55 per night pet fee plus an additional $250 dollar cleaning fee. ELECTRICITY OUTAGES: If basic utilities such as electricity experience a lengthy outage of more than eight (8) hours, we will refund the portion of your stay that is impacted by the outage. These situations are rare, but we want you to know that we will do everything possible to address the outage promptly with your comfort and safety in mind. WATER AND SEPTIC: The house is on well water and septic. The sewerage will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you will be charged for damages. STORMS: No refunds will be given for storms and road conditions. INTERNET SERVICE: We offer high speed internet. However, if there is an outage beyond our control, no refunds or rate adjustments will be made. We will do our best to expedite any service calls, if necessary, and replace routers promptly if our equipment should fail. COMMUNITY RULES: Guest agrees to abide by community rules and not to cause nuisance to any neighbors by theirs actions, noise or other. You risk being evicted if neighbors call the police to complain about nuisances. Remember that there are permanent residents living in the area and you must respect their rights. House parties are not permitted and will be cause for immediate eviction with no refund. ACCIDENTS, THEFT OR LOSS OF PROPERTY: Owner is not responsible for any accidents, injuries or illness that occurs while on the premises and guest(s) agree to hold B&P One LLC, it owners, employees and agents harmless for any accident, injury or illness that occurs on the premise. You are solely responsible for all personal items brought to the property. Please secure valuables while you are gone by placing them out of view, closing window blinds, locking all entry doors. Welcome to Holland, Michigan, a picturesque and tranquil lakeshore neighborhood that’s ideal if you’re looking to escape from the hustle and bustle of city life. This is a charming beach town on the shores of Lake Michigan with great places to hike, bike, and explore. We’re sure you’ll do your research before coming here, but here’s a small selection of places to go as recommended by your hosts: Holland - There’s plenty to do in the local area. It’s just 10 mins drive to downtown where you’ll discover great shops, breweries, restaurants, galleries, even a Farmers' Market. It’s a lively, small-town with a touch of the Netherlands, and is home to an authentic Dutch windmill. Nelis’ Dutch Village - A popular destination for people of all ages is this theme park celebrating all-things Dutch, including dancing, a wooden shoe factory, cheese-making, and a petting zoo. Riley St Beach - one of the area’s beautiful beaches is within easy walking distance. Lake Michigan Beach and Overview at Tunnel Park - follow the bike path from the house to this great space that’s ideal for relaxation and play, with a park, beach, and a tunnel through the sand dunes (hence the name!) A Holland State Park 5min drive or 15 min cycle from the house is this famous location with sugar sand beaches, picturesque sunsets and wonderful views of the historic "Big Red" lighthouse. Slightly further afield but still easy to reach and well worth a visit is Grand Rapids and its downtown breweries (30mins drive) and Saugatuck (25mins drive) where you can go for a thrilling dune ride.

We had a large group so this place was perfect for the weekend of togetherness! Large place - lots of room . Furniture was comfortable . Nice kitchen to cook in . Great with kids . We did a winter trip but would love to do a summer stay to use the back patio and it is close to a beach . :) Thank you - we had a great time ! Highly recommend for a large group.

What a beautiful home in a beautiful, quiet location! I stayed there with my wife and our 4 younger children. They loved the beaches being so close. They loved the fun downstairs area with air hockey, games and the projector. My wife and I had a blast just watching them have so much fun! It will be a memory none of us will ever forget!

Easy drive to restaurants down town and easy walk to the beach. We also grilled burgers, and had S'mores on the campfire in the backyard. The house was big and quiet and just as advertised. Would gladly stay again!

This Airbnb felt like we were living in the middle of a forest! The host was really thoughtful to include kids gear like high chairs, a kids balance bike and helmets, and a pull behind kids trailer. We loved the proximity to biking trails that stretched over the north side of holland. The basement was so much fun with the air hockey table and giant beanbag. You can tell that the host put a lot of thought into it!

The Ivy Cottage is exactly as described and perfect for a large family vacation. We all loved the soft but firm beds and enjoyed the games, air hockey, and projector. We literally have 0 complaints! The street is quiet and safe for light kiddo bike riding. The backyard was fun for the kids to explore and the fire pit was a lovely way to end the day. Riley St beach was a lovely place to see the sunset and enjoy a quiet morning walk but the proximity to downtown Holland and the larger Holland State Park beach was clutch too. We would definitely stay again!

Find us

With so much within easy reach of the house, walking or riding bikes is a good way to get around. Of course you can choose to drive as there’s plenty of parking space outside the house.
